A big part of the bill is the delivery charge which is a fixed cost regardless of usage so it's not fair to say they're responsible for 80% of the bill.Sounds like you might be better off raising the rent by the allowable rental guideline amount (2.2% for 2020) once this situation is all clear.

And I'd post it on their door or hand it to them, and I'd also send it to them via USPS mail with delivery confirmation.You can print out your own priority mail with delivery confirmation online at usps.com.

You can show that you attempted to serve it via certified mail, so if your law says that's required, you're covered.What I did was sent anything that needed proof of delivery via USPS priority mail - and not requiring a signature.

What TK companies are delivery is a ,ore convenient way to deliver a property to a REI as a hold property.The only difference between a flip to an investor that will be renting it out, and a TK "flip" to that same investor, is the tenant is already in place.

We have already started proactively talking to the tenants about some of their options and the ones that have reached out I have been trying to connect them with some jobs that may still be available (work from home data entry, virtual type jobs in health care, delivery drivers, etc.)It's going to be a rough few months I'll say that.
