They receive this invoice every month prior to their rent being due.Before I implemented this system, my tenants would always say their rent wasn't this much, or they paid more in a Security Deposit than what they did (it's because they paid first months rent and a security deposit, and therefore they think everything they paid was all Security Deposit....NOT)  So, this method, nips it in the bud pretty quickly.Foot Note:  This is a demo, not a real tenant of mine.  

If you are handy or willing to do demo and drywall you’d save money.

I know you're essentially buying the lot/land but how frequently do people outside of a huge corporation demo an entire home then develop on the land?

@Wei Jie Yang For the most part, 38th St is going to be the township dividing line so anything S of 38th St is going to be Center Township or Warren Township.

They have all kinds of books that break down specifically how to do everything from applying joint compound, or laying tile, or even proper demo techniques.  

Im unfamiliar with the others, however if I were you I would schedule demo's and see what fits your needs and wants best.

You should have them do a demo for you.

A demo lien will probably be at least $8k which could also kill the deal.
