as a fellow veteran. take advantage of your va benefits. buy a 4 unit multi family no money down. max out cash flow. rent to your military friends etc. remember va will lend up to 1.25 million  in high cost counties to a veteran for a 4 plex only. you can also use the current leases on the property to bring down your dept to income ratio or the market rent averages can be added. either way works. also remember when you get transfer to another duty station you can get a 2nd va loan.

Any added square feet regardless if it is a conversion of space or brand new will require plans, permits, inspections, and once the permit has received its final inspection clearance, the local city department will issue a certificate of occupancy and report it to the assessor for it to be added to title.
