Also we used to have buyers acknowledging that they're buying the property tenant occupied, that may or may not be overkill depending on who you ask.

If you haven't done that, I would do so as soon as possible and see if they acknowledge it.

When you are investing in a low income city you have to acknowledge that majority of the city will be graded the same way.

At minimum I do make folks acknowledge my published criteria for tenants before taking time to show.
