The saying "Be greedy when others are fearful" kept singing in my head.

Unless you have a realtor that you trust completely I will not want to use a realtor to negotiate for me especially when I can do it directly and sometimes have more room for discount as some seller realtors they are less greedy and are willing to cut their commission to 3% to make the deal happen. 

Banksters are greedy, but they're not THAT stupid. 

That's the beauty of cash flowing MFRE - it will continue to cash flow for you no matter what the market is doing in terms of asset prices.However, if you have dogs in your portfolio, I would say the window for dumping them on someone greedy and unrealistic is closing.

And remember that greed is a sin. :)My two cents.

They speak great English because they are born and raised here they know the industry say all the right things.. their main target is the dreamers like Ingrid Robinson was/is.. she was in the health field and decided to do a big development up at Clear Lake CA.. which is where i cut my teeth selling RE back in the 70s and my dad in the 60s .. so when i saw that and the property she wanted to develop there on American greed I was stunned.

I am going to continue to monitor it as I think it will make a great case study of how greedy people were getting

Greed is a blinder & no I would not.

Fixed bid contractors mark up their hourly workers cost and add around 30% for their time and they have to add cushion so it can easily cost double/triple or more if you have a greedy contractor...
