With emerging political headwinds, I am getting more defensive and I want to get into some real estate as well.

But I do see really high ratings for some Airbnb units and I'm totally convinced it is because the hosts are completely "customer" focused, which does not mean solving all problems but it does mean responsiveness, never responding defensively, communicating that you care.

Great insurance will be your first line of defense, obviously behind great management practices of course.Your second and equally important line of defense will be the LLC itself, and how strong they are in your state.  

If I did not jump on the Forums daily I would lose out on seeing stuff like this to help me stay on the offense for the new properties I am buying and the defense for the stuff we already bought.

Tenants can have very valid complaints but there are some who complain about everything or get defensive when asked to follow the rules and respect their neighbors. 

An umbrella policy is going to be your first line of defense especially from tenants, but the LLC (especially one nested within a Wyoming, Nevada, or Deleware entity) will provide inside-out and outside-in protection and fortify your asset protection strategy
