The contract is nothing but a work-around to avoid licensing...This thread, like many others, has revealed that many folks are confused about the relationship between acting as a principal and fiduciary duties of an agent......Everyone in this business should understand this dynamic whether or not there is a license involved.  

They unintentionally reveal they are dishonest hucksters lying to homeowners.

If you have or can gain the skill of having great conversations with sellers the deals will reveal themselves and if in that process you can help that seller to get to a better place and build repore with them then they will want to do business with you and u may find that there is more than just that 1 peppery u originally called on.

Not only would that provide a way to make direct contact with people you want/need to talk to but it would also reveal where the gaps were in the local market.

@Jon Holdman who has the ability to strip a deal or sales pitch quickly down to numbers revealing huge flaws I never seemed to see myself.There are numerous posters on here and I could not hope to name them all, who have enlightened me one post at a time.

This builds trust with the seller, which means they'll talk more openly with you and reveal information that can help you build a ton of value in purchasing their home beyond just price.
