If you’ve got deals you’re trying to unload I’m a cash buyer.

I bought directly from my lumber yard along with all the other lumber, trim and doors....hence me not remembering that particular product cost.  

She is looking to "unload" some units.

I get the butcher block from lumber liquidators. 

We do like using reclaimed lumber. 

My partner is a timber framer (specialty builder who uses oversized pieces of lumber to build houses, barns, etc. - think old world castle builder) so he cut some 9" x 9" posts and a beam out of Douglas Fir to replace the load bearing wall. 

The owner is a contractor who is looking to unload the property to invest the equity into another project.

Or is it more suited for a cash buyer with a large amount of capital to unload like Michael? 

Lumber liquidators has a decent selection and good prices

Everything that I consider "permanent" such as lumber, drywall, screws and etc into the cost basis at 27.5 years.But for things such as laminate flooring, kitchen cabinets and etc, I've been adding those costs to a 5 year group.
