T tests and F tests and P values and all that good stuff that I promptly forgot as soon as I graduated from college. 

What seems to be lacking is a business sense that looks for the least expensive options for repairs, that proactively identifies situations where a tenant is leaving a home damaged, that gets aggressive in evicting tenants promptly who don't pay, increasing rents as much as possible, etc..

Our fee is low enough for tenants to pay promptly, but high enough to be a deterrent.

It seems to me the biggest factors prompting a desire for property management are: those that aren't handy, number of units, age (I imagine I will have a PM when I'm older and tired and can't crawl through the attic anymore :), out of state investors, and those who own properties in less nice areas.
