There is a learning curve, and it's a financial one, and it can be harsh.

That way you get no phone calls in the middle of the night, no drama from tenants, and no headaches.

Personally, we would not hire a tenant to do it; I could just see the drama and quality issues that would spring up.

Good luck the low end stuff is tough, it requires a substantial amount of babysitting and drama.
