Actually had nice hardwood floors in the back of the house.

I put a lot of work in... new paint, refrigerators,and refurbished hardwood in each unit. new cabinets and cut out wall with counter top in two units. had the floored pulled up and tiled in one of the kitchens as well. new coin operated washer and drier in basement. separated the hot water heaters and boilers of each unit because they where all on one big meter because it was owned by an agency. a lot of work at least for me, i put in a lot of time as well has hired friends and a contractor. however i still did not spend the 45k i projected, i spent under 15k big difference but could only get the price down to 140k. 

It has newer kitchen, hardwood floors throughout, new paint and fixtures etc.We're looking to test the waters for section 8, we've looked at gosection8.com for the area and pricing is all over the place. 

Tiles have been installed in all  apartments last year and hardwood in rooms.

It will cost a little more to install tile hardwood floors and other low cost installs.Increasing Rent-  I expect the rent to increase as this area takes off.

So I figure a decent sized family home with moderate upgrades (i.e. kitchen (countertops, sink), bathroom, bedroom (closets), possibly hardwood floors) would get buyers.

We have hardwood in all traffic areas.

Condos in a high rise, high end rentals, beach property, older home with hardwood floors already there, subdivisions where there is underlayment but no finish so carpets were always assumed.Note that in some markets the best flooring for wear and tear is not going to attract the tenants.

-New A/C old one was stolen-replace 1 window-paint exterior and interior-new carpet upstairs-remove carpet downstairs and refinish hardwood floor which is underneith-plaster work around a chimmny-fence work-yard work-light fixturesMy question to the board is what should I do first.
