Here are the details I have:6BR/6BA Mansion with outdoor firepit, massive EIK, every amenity imagineable.The home is currently under contract with a luxury auction company.The auction rep told me there were no other bidders lined up.

I have redone the kitchen and opened it up for open concept look, bathrooms, floors, pool deck, added an outdoor kitchen, added a 4th bedroom and re painted inside and out.

I've got a waiting list of people that are tired of staying in a motel that want to move into a furnished house of mine for these reasons:Fully stocked traditional kitchen you would find in a house.Laundry room with a washer and dryer.Living room with cable/wifi/streaming HDTV.Your own bedroom with tasteful paintings of T/A.An outdoor grill.It costs less than a motel room.You can also shoot a bow/arrow or pellet gun in the back yard. 

I am looking for vacant land to buy with seller financing to start an outdoor wedding venue.

You don't mention going out door knocking, driving for dollars, mailings etc.

I don't know if this is even feasible though, and whether I'd still end up paying for a vast amount of the HVAC costs since the main outdoor units would have to be on my common service.
