Since I am adding the closing costs of 5k to the loan, I will need to also account for the additional interest I am paying on this 5K which adds to recovery time.I was curious if there was a general guideline which recommends whether you should be below a certain recovery duration for refinance to be beneficial.

In previous crashes, the market out performed class a whereas now, it is initially out performing A, but many economists are for casting a quick recovery for A while B and C take a few years to rebound fully. i think new buyers have to require a higher going in cap to protect themselves.
