Lots of great restaurants, cool shops, and the Jones Falls trail is great for biking or running (with a buddy, because it can get somewhat secluded).

It doesn’t seem difficult to enforce, as every real estate transaction has a paper trail of what transpired and who was involved, and wholesalers have to advertise their “services” somewhere which exposes them.

I'll still look into it, since it "sort of" makes sense that this guy may just be a wealthy dude with nothing better to do with his money and one of his wealthy friends suggested he does this because lending is tightening and interested rates are down.I hear you, but fortunately real estate transactions leave a paper trail.

We've really loved being close to everything: (covid aside) downtown with all the breweries and restaurants, just a few minutes away from hiking trails and a "secret" waterfall, 30 minutes to Seattle via fast ferry etc.

You will have a much better paper trail for the exchange if you actually put renters in and then evaluate.
