That’s not to say there isn’t routine maintenance that is needed… but we have a lawn guy that mows the properties regularly and is on auto-pay, we have the typical cadre of vendors… plumber, handyman, AC, electrical, etc.

I've routinely booked calls for my clients on Clarity.fm in my consulting business and I would be THRILLED if there were a creative real estate investor, with bona fides who had a Clarity.fm (or something similar) set up to CHARGE for their time.

Just because the status quo is the way it's always been done or just because the buyers generally can't afford to pay their representation out of pocket does not make it right to force sellers to pay.Steve FSBO works best in very tight markets of course .. and for sure when you set the price at market minus 6% its very doable. but in all my years of doing this.. most FSBO  over price their homes.. and dont deduct the 6% since the reason they are not using a realtor is to get more net out of the house.. this ONLY happens in the hottest of markets.. buyers that look at FSBO will routinly offer 6% less..

These these issues are more unique due to them all being different homes, unlike a six-plex you will have similar, routine issues that could rarely surprise you.Higher maintenance cost due to more items to repair.
