Another factor is that the new investors are over saturating the market and causing there to be too much inventory, having to make all the bigger guys drop their price (which most don't mind doing because they rather sell quicker and move on).

I think in my little work a day world of building infill in the older parts of downtown by the Citidel and AShly and such.. even on the north end by the Cigar factory.. ( especially right by the cigar factory) that was the hood 10 years ago. now look at it.. but we are seeing a pricing ceiling and that seems to be 500 to 600k.. 

I am wondering if they are charging the buyers some absurd interest and other fees since most-likely all the buyers have low credit scores and everyone knows those people pay higher interest rates due their risk factor. I

And when you use the term check mate, it's going to take something like "I slammed that seller into a contract and I grabbed a big fat check!!!"

When you look at the health and valuation of any other business I can think of outisde of REI, the biggest factor is cash flow.
