I get you're fishing for clients but try actually providing value and interacting with people. 

Not very easily, yet if this is the route you choose, get into as many big fish circles as possible and talk about what you want to do.

I specialize in student housing in both Ithaca and Binghamton NY- management is key, and also being aware of any potential restrictions on student housing (Binghamton in particular is going through some upheaval in that department at the moment).Students tend to be rough on the properties, but they also don't typically need to be evicted; they have bigger fish to fry with classes and whatnot.
