@Kyle ScholnickI agree with you that the numbers presented on many turn-key companies' listings can be way too optimistic, if not unrealistic altogether. 

Heck, one can own a $1 million home free and clear and claim it is their homestead and it cannot be touched-The flip side to this is we can evict a tenant often in +-21 daysIvan- The 10-20% chance of collection is still fairly optimistic as I would put the chances at about 5% for the typical tenant

Because of the small amounts, 2% may be optimistic, since some of these fees are fixed rather than a percentage.
