The seller has not addressed these issues and presently has $60,000 in fines from the city.I have viewed the property and I have estimated the repair costs to be around $125,000 as it needs a new roof, foundation work, windows and doors throughout, ceilings replaced, kitchen, bathrooms etc etc. but the ARV based on an identical property 5 doors down selling a few months ago I estimate to be around $575,000.I spoke with the owner and they presently have a cash offer of $270k minus the fine balance at closing.

Identical layouts. 

The house looks and like a duplex, has two identical sides (2 br / 1 ba ea).

From experience my condo rents are lower because you are competing with other owners with identical properties that can drive down rent prices to keep units occupied.

My wife and I looked at a property on Saturday that sounds almost identical, just curious...We passed as we had a tough time evaluating comps.  

Zillow estimated the duplexes in the area (all almost identical to the one I'm looking at) at about $100k - $110k.

We've had 2 instances of tenants' doors being broken down - one by the police in a case of mistaken address-identity (the city later reimbursed us for the repair), and one by an alleged robber.

Nothing to that extent, I know someone who has an identical lot on the same street who is regularly getting offers for 15k-20k, so when I won the auction for 4700 I figured even if I run into minor problems ill make a decent return.

My investment thesis, needs, preferences, tax situation, is never going to be identical to yours.  

There is a distinct area of our city the has a greater number of house fires and interestingly the police department crime map overlay indicating high crime rates is almost identical.
