So I have a hypothesis - that the high mobile home park cap rates are an illusion - that in the long run (ie holding periods of 20-40 years) these cash cows are giving you a return OF your capital, not a return ON your capital - i.e. a gradual liquidation.The reasoning is simple - if your customer base is stable because they are so poor they cannot afford to rent an apartment, how in the world can they afford to maintain the mobile home they own in a habitable condition over a very long period of time?

Sold it to the same realtor's parents who bought it to rent.Before moving back to CO, we bought a house sight unseen, had trusted friends and family walk it, get it inspected, etc.

I want to continue investing but have since found that the single family has sucked up all my resources due to the large monthly payment.The home in the north shore has over 200k in equity and produces solid rents , I really do not want to sell the property as I am speculating this home to continue being a cash cow into the future.

If the market goes down, you could just not vest the entire HELOC, or as stated earlier, just hold in cash and allow it be a cash cow while other assets might not be as fruitful as they once were.I did this on a property I acquired in October 2019 (my second investment).
