A little about me : • I own a condo (5 yrs ) and I might be selling this summer (still deciding )• I'm engaged and getting married next year• no kids yet• love sports (Bball, football , baseball )• loooooove my job My Real estate goal is to become a buy and hold investor (SFR and/or small multifamily) for positive cash flow, to have the ability to have a better retirement , and leave something for my future kids to have when I kick the bucket.Where I live in NY its seems like it's too expensive to afford any buy and hold properties or house hack without having a 2hr commute to work and from but I could be wrong.I've read a couple of posts that the surrounding areas of NYC its also not really good for cash flow or ROI so I'm open to looking into other places to invest that are not too far from where I live that's more affordable (150k and less, SFR) , Any suggestions anyone ?

Purchase property San Fernando Valley or areas closer to Los Angeles- Pros: market seems to be on an up trend, population is increasing, vacancy rates for rental properties seems to be lower, lived in this area for 10 or so years, Properties tend to be in the C/B/A class depending on the neighborhood - Cons: Market is much more expensive (300k - 2mil), much smaller inventory, potentially at the pinnacle of the market, VERY FAR from workFinancial Status In terms of finance I earn about 70k conservatively up to 95k if I work an extra shift a week (gross income) as an employee, saved up about 12,000 in liquid assets (mix of roth ira/cash/tax refund) and I have no current loans besides a car for 15k that is amortized over 5 years.

Las Vegas will have its first major national sports team (NHL), Faraday Future is a new electric car company that is building a huge manufacturing facility, (not putting a lot of emphasis on this because it can possibly flop you know like Fisker).

I'd think you could make a killing there during snow bird season, or hey get a condo cheap somewhere close to the beach and do the same strategy or a condo close to Raymond James stadium or whatever they call it now and cater to sports fans - know it would only be a few home games but anyways you definitely likely have more options than you did in Wichita.Congrats on the move and enjoy whats left of this beautiful winter weather down there and then button down the hatch for Hurricane season...ha - I went through Wilma when I lived in Cape Coral and stayed in the house - was a cool experience and you'll get to laugh at all the Floridians that think high winds and rain are a big deal.
