My plan is to find a property that is somewhat distressed/outdated/needs renovated so I can improve the value and then refinance it with the goal to pull out enough money to pay back the margin loan and what's owed on the hard money loan.

A renovated home is nice, but you still have an old foundation, and potentially some outdated services. 

.- Personally I chose the cheapest most outdated property in the best neighborhood and will be doing a full cosmetic rehab along with adding a 4th bedroom and some sq ft to unfinished basement to improve resale AND rent.

Was there damage caused by the tenant or is the place outdated?

The seller agreed to replace all the windows in the house since they are old and outdated for an increased sale price.

Each unit was outdated and "half-fixed".

I don't care for checks anymore because there are so many mishaps that happen using them and I feel checks or old and outdated now when it comes to collecting rent. 

It's very outdated, needs new flooring, kitchen and bathrooms need renovation, yard needs some work, probably needs new water heater.

Whether it be an outdated house that you can put new flooring in, trim, painted cabinets, fixtures, etc.

and lol grey tile in my bathroom im already out dated =/ what is the new style?
