I don't know the details of the project but on my last renovation (pretty much a gut job) we recycled a bunch of old growth lumber that usually ends up being of a higher quality than anything you will find at home depot... and it's free!

I am always leary of doing Time and Materials with my Subcontractors because it gives no incentive for them to get it done quickly and efficiently and then you're always on edge with how many breaks they are taking, how many lumber yard trips etc, on your dime.

The house has already had the wiring stripped out, garage door stolen, A/C stripped, and lots of other miscellaneous vandalism such as rocks through the windows, garbage dumped there by illegal contractors looking to unload carpeting, cement, etc.I hopped in my truck and drove out there.
