They also can help lighten the stress when it comes to dealing with repairs and they can be your front lines for screening communication between the tenant and the owner.

I called the police, an offer came out to the property, and told me to start a criminal trespassing case against him because they can't do anything about it until it's officially a criminal offense. 

I have not been on the front lines of trustee sale for many years..however I have to think this had negative impact on all but the borrowers.
