In addition to using language such as "though I am a licensed agent I'm far more interested in buying your property than listing it" in mailers, do either of you suggest using any disclaimers in your direct mail for instances where a mail piece may mistakenly go to a property listed on the MLS (i.e. - "if your property is currently listed with an agent, please disregard this notice.

If anyone for one minute thinks they can talk there way out of this type of administrative hearing your sadly mistaken... those ladies will just smile at you and ring you up
