-Tenant Mix: contrary to popular belief, it really matters what the tenant mix is in a shopping center.

Limiting beliefs are the number one reason many investors (or people in general) don't get outside their comfort zone.

Although I am still new to real estate investing, it is my belief that you need to build a solid track record in the industry before approaching a potential partner or investor. 

I prescribe to the belief that cash flow makes you rich but appreciation makes you wealthy.

Don't be discouraged by the generally held belief that banks won't loan to a new LLC.  

I am not sure I want to meet Mr K any more as I feel very let down and mis guided.

Derek, my belief is that the 'best' method is the one that best aligns with how you want to be perceived; ie what your brand is.

I am about 100% convinced that the broken wine glass(previous tenants did not consume alcohol because of religious beliefs) is the current tenants fault but can't prove it.

All of those opinions really are misguided because everything varies based on your personal circumstances.
