I would see if there is a value add that can be made or if a property can cashflow more as a pilot crash pad(I saw a property like that the other day and it cash flowed decently for the owners), etc.

Placement min 5 ft from lot line and 10 ft from another structure- Must connect to water, sewer and electric (nat gas not permitted)- Must remain moveable.. have to keep wheels on (but of course can cover with decking, etc) - Questions: is pad needed?

While there is no obligation to disclose permit status (never had a tenant ask) but the bigger issue is that he may be subject to a liability suit of there is an issue and when he sells, he may be stuck with a huge repair bill to come up to code if the work was done without permits . . . permits are there for a reason (may be just to pad their pockets) but at least the city is on the hook for ensuring the work was done to code

Only a handful of new projects are in and is typically from General Contractors that are doing their very first MFH development.In summary I see big players pumping the brakes hard, and new players starting to drive.For the big MFH investors / master builders, in your game of chess and your current strategy for your organization what are the factors of currently doing this at this moment.Is this current strategy due to the new 40yr loan products that may be affecting, waiting to see the unknown unfold in the market?
