They're actually helping a sale to happen which might not others be expedient, and/or they're helping the seller avoid a broker commission since the wholesaler's assignment fee - which can be less than 6% of the purchase price - can be added to the buyer's side of the settlement instead of subtracted from the seller's profit.

If it appraises at $ 500K and you get get 80 % Loan ( $ 400K ) -- you pay off $ 320K - so you get only $ 80K minus closing costs -  some times closing costs can be added to the loan.yes - you will still have $100K equity but not cash in hand.C   You need to get vacant unit rented out -- increase rent by 3 % or 5 % on all units and increase cash flow-   wait two or three years then refinance - value may be $ 550Kand get more cash out --- D   If cash flow is good - you can also get a Co Signor  or private Investors - likedoctor or lawyer from your area - as silent partner - and some abnks may do 100% cash out loan --  you have to give up some equity to partner ..also I suggest let the partner have all the  tax write off -- have a good CPA --

But mainly, at least here in Cleveland, the endorsement can be added in place of doing a site survey as it will basically cover if there are any encroachments found somewhere down the road that a survey would have otherwise found. 

I'm considering using it on my next project but I'm concerned that the 6 mil wear layer won't hold up to tenants with pets even if it is "enhanced with ceramic beads" whatever that means.

I will be looking to pick up about 2 properties per year and would love to be added to a couple buyers lists.
