He claims a mink coat was stolen and from what I can see, a bogus claim, A co-worker of mine had a tenant with a burglary, claims dozen pairs of designer shoes worth $500/pair were stolen and she tells me it's also a bogus claim.

I agree you need some experience first.See if there are STR'S close to you house that are on the lower end $150 a night or less and message these owners on the Airbnb app and see if they are interested in a Co-host to start with.
