With both of the zip codes you mentioned, I must tell you that the risk factor is very high.

The key factor is the amount of time that is required and the amount of paperwork. 

But where I operate the hook ups are the desirable factor I have found and you won't really catch any extra rent providing a washer dryer and then will just be fixing them all the time especially if you have a lot of units.

One factor I would also consider is how strong the rental market is in each.
