When many wealthy professionals are doing "dumb" things, I find it better to ask self how does that "dumb" thing, make sense, and become "smart".  

Rentals do good, but screen, lots of scammers for LTR, and STR can get the entitled wealthy for Orange County who are messy and destroy and steal stuff. 

By default the wealthy will read this and want to go and support you.

True wealth is built through appreciation and the west coast is going to provide the most opportunity for appreciation.

My job will typically keep up with CPI however I won't get wealthy in my position or line of work.

The PM said the landlord called back a few months later asking to revisit their management service as during the floods, their current management did nothing, and now they have some issues.The second one was in a townhouse in a wealthy NYC suburb. 

I suspect you are aware of San Diego’s appreciation being great but suspect you have not actually run numbers to determine how much it can impact your wealth.   I
