Real Estate: Starting OutYesterday, I found out that my tenants had their water disconnected.

A 2 bedroom in town verse a 2 bedroom that overlooks water are completely different things. 

It blows quickbooks out of the water with ease of use and I can do the class tracking that the basic $20 a month quickbooks was lacking.There's a phone app also, I just added it to my phone, so I'm not sure how much I will use it yet other than for reference as opposed to opening the website for details. 

If the number are close[100k or less], do preemptive due diligence [water, sewer, stormwater, planning and zoning] if the property is considered for a new build development situation.

The hardship in my case stemmed from the fact the parcel size required a storm water management system that would cost the same to implement if I built 7 homes or 30.

(Except of course for a simple permit like a water heater, where a Licensed Plumber could get one.)

@Don Owens My 9-5 job revolves around Indiana water regulation and well installation.

And my rentals there are cash flowing nice, but it's taking some time to getting it occupied, and I also found out that I need to make sure that the tenant is paying for the water, because the water bills are really high over there.I will keep you all posted along my journey, and I hope I could help you friends.

If you buy a high cash flow property in Cleveland, over 5-10 years you will most likely break even on the cash flow or just be treading water.
