Several of our out of state investor clients are securing very healthy terms on CRE including apartment complexes and industrial warehouse spaces with as little as 25% down and rates currently ranging from 5.5-%-6.75% on 25 year amortizations. 

.- McGowin Park developed a huge retail space in 2015 which consists of: 199,500- square-foot retail shopping center containing a future expansion area, five restaurant "pads" and 4.5 acres of outparcel development, and the west development consists of a 148,000-square-foot anchor store with an associated gas station, an 89,600-square-foot shopping center and 7.41 acres of outparcel area.

With the government storing so much information, hackers are constantly trying to break through firewalls. 

People want a place to store their stuff AND park their vehicles.

Imagine if they have a warehouse line with a rate tied to SOFR at 70-80 percent leverage and the underlying loans stop paying.  

It is lost on them.One thing is for sure, any lender who can lend with their own capital versus using a warehouse line is going to give borrowers a much more pleasant experience.  

We bought an industrial warehouse for ~$250k and is in the process of renovating it.

Then I asked if I could just store some materials on the land. 

Garrett, go to your local lumber, doors, windows, etc. supply store (not a HD or Lowe's, of course) and ask at the front desk if they can recommend someone. 

The difference and con is this house is at the end of a street that both backs up to the rear of a commercial store and is very near a busy highway.
