@Isaac SInger, Everyone hits that wall at some point or another. 

All of those issues you listed could have even more major underlying issues and if there has been this type of neglience I could imagine what else was over looked behind the walls. 

I sold out of Mammoth because I had already captured a lot of appreciation (equity) and I saw the writing on the wall with the fires an insurance premium increases.
