If you do choose to invest out of state, the best advice I could give you based on what I have observed running a local real estate group here for over a decade is build your own team.

Jeff and John are extremely reasonable and may give you a handful more great ideas based of what your end goal is.  

When an individual landlord prices their rental, they do based on what the other ones in the neighborhood have rented for. 

My endgame is to end up with $300k/yr in post-mortgage income in 20 years based on investments I make now followed by continued investments over the next 10-15 years own.

The revenue was based from AirDNA and also finding comps.

The home was built in 2006, great neighborhood, close to the highways, close to everything new that is being built, close to a military base.

. - PM provides a cash based accounting report every month, for every unit under management, that clearly labels all rent, all expenses, including management fees, and the net directly ties to the amount of money deposited into my bank account.- PM is a licensed handyman, or has them on staff, and takes care of most unit turn work at a reasonable rate. - PM has no breakup/termination fee- PM does not take project management fees, except on large or complicated CapEx projects exceeding $5,000.
