Hey Jeff,I would suggest getting connected to a solid real estate agent and set up a relationship with a lender asap.

Set up an LLC in the property’s state for liability protection, and consider a parent LLC if needed.

If you're just listing it as "Section 8 welcome" but aren't set up with CMHA yet, tenants might be skipping over it.

However, nearing retirement, with our past experience in mind, we decided to try it again, this time just rehabbing one house to flip.So, I set up a self-directed IRA so we could use the retirement money we had left after the recession, and bought a foreclosure house that needed a lot work.

Either side can walk away from working together if the parameters for the working relationship are set up and understood upfront.

There's certainly been an uptick in available properties over the last few years as some owners have grown tired, new construction is booming in new lots and ones that were lost in fires, & investors who bought in 2020-2022 who may've overpaid and weren't properly set up are struggling.

Clear out that line of credit and finish the apartment and move on to flips and try to focus on short term money and my business because I already have a couple of rentals set up for long term wealth.

The quicker you can take action on the high dollar value decsions the quicker you will be able to grow.For sure take the time to setup the right foundation, but keeping it simple and easy when you are getting going is a safe bet!

I am happy to pay a competent firm to keep me from violating the terms of my plan and answer questions, but somehow I fear that no one will want my account because the banking part is outsourced to Titan Bank (which is not paying interest, so I should probably switch from them too) and perhaps there are no custodial fees to be had the way this plan was set up.
