A great agent can be such a valuable resource on your 1st property, because of all the nuances in RE transactions.Just an FYI, 5% conventional for MF is an option now.

It’s more of a solution for owners who need liquidity but don’t want to sell their property outright, interacting with  advisers, agents, and other related people that are expensive and may be hard to connect with, or take on additional debt, including such debt like loans from banks and offline interactions, which require valuable time.

At a minimum, having viable plans in place for development will make these lots more marketable and valuable to potential builders when we have conversations. 

YoutubeTV is a great alternative to cable for local news, sports, over-air stations, etc.

While those are all considerations and options you have a license and skill that is incredibly valuable to anyone who wants to transition into real estate full time....the ability to charge for your time.

Also we run cement to the rear of the man door so garbage cans can go there and are not in the dirt or have to be in the garage taking up valuable space.
