Most of the tenants do not have a smart phone and or internet banking to be able to adapt to electronic payments so as much as I would like to automate that aspect it’s just not a reality for my rentals.

Learning to adapt to the adjustable market is now what I do.

Yes, jobs were lost but other jobs were created via adaptation and evolution. 

You could get an adapter for the window.

I don’t even manage the property and still have to constantly deal with it. 1031 will be the move.I own a house in close proximity as well.I would love to get another property, (preferably a duplex but adaptable) near the beach area.My goal is to start making more passive income and grow a sustainable Real Estate portfolio.Adaptable as I mentoined: to move Into the prospects of MultIfamIy dwellIngs or flIps when comfortable.I like meeting people and am constantly learning new processes.

My advice is to adapt and overcome meaning go where the money is and ride it out. 

You were able to adapt to different circumstances and had the money to do so. 

I haven't been investing for long but rates have gone from low 3%'s to now close to low 5%'s.Will this rising interest rate environment change anything in your business and what will you do to adapt?

Being able to adapt to be able to communicate with people of all different backgrounds, ages and personalities is critical. 

I don't like to be a Debbie downer, but I don't want to see you guys devastated and let down from unmet expectations.
