If someone wants to pay a very reasonable fee they can speed up the process of learning and get unlimited advice from someone with a lot of experience and success.

I know Lexis/Nexis is around $1000 per month, and that is not even for unlimited skips.

It might help to explain to him that it is an unreasonable burden for you to hold the unit for a full month until he moved in without rent when there were other applicants ready to move-in and pay rent immediately. a deposit does not entitle an unlimited hold time for the unit and shouldnt have the expectation.

You could also use an association or a trust with an unlimited term as LLCs usually have a limited term to qualify under certain tax elections (to pass through to your 1040 as a partnership).
