If you list it lower you will get more undesirable applicants and will have to screen and reject them.

Kimberly H.Don't be so excited with your first deal that you don't stick your feet in the mud and hold out for a credit.

The only issue/destruction I've seen since them moving in is a 5' X 25' strip in the back yard that the dogs have worn the grass down to dirt and it's now mud. 

I wouldn't place it in the main areas but I would use it in the mud room and play areas.

After about the 3rd deal that you'd have to back out on, you're name would be mud. 

That may not need to be "jacked" look up foundation jacking or mud jacking."

Multifamily in the Memphis area especially duplex's under $100,000 are mostly in very undesirable areas due to the higher crime,vacancy and vandalism rates that come with them.

Unfortunately it seems to be really attached to the wall (of course, when you want it to stay on it comes off, and vicea versa).I have had someone suggest doing the entire wall in drywall mud and sanding but waaaaay too much work.
