Also, It's not uncommon for commercial properties to have a 90 day closing period, so if you can dispose your SFR's in 90 days, you'll be good.

The tax advantages are obviously enormous but that sounds incredibly difficult to do in the Bay area's extremely aggressive real estate market (it's common for properties to receive > dozen offers with extremely minimal marketing, maybe just one open house and then to receive offers -- not uncommonly all cash -- 20-30% over the asking price).

Its not uncommon to have two similar properties where one is a 4 unit, and nother is a 5 unit...and the 4 unit is worth more.

With a value of 95K and rents at only $800 there is next to no cash flow which is not uncommon for SFHs.Combining negligible appreciation with very low cash flow makes this a undesirable income investment property.Let your father sell it and do as he sees fit with the money.

For commercial notes it's not uncommon for the rate to be 2.0-3.0% higher than what you might get on a residential mortgage, so you're at a great starting point with 5%.
