This was a fairly large PM company and they seem to trust the tool over rentometer or zillow.Does anyone here have any experience with rentrange and is it that much more accurate then rentometer?

I think a great strategy would be to find someone who would like to house hack with you, and maybe even someone with a bit of experience local to the area that you trust and know very well to go in on the deal with you.  

They provide great returns, are easier to understand and represent a tangible (see it/touch it) asset with nice tax benefits.For those interested in investing with syndication groups.

Based on the content of the podcast, a primary home w/ a detached or attached ADU would be similar to the example you provided of the triplex you owned and lived in.
