I am also an insurance agent by trade and we have what we call a "Bermuda Triangle" if you will, for sinkholes it is located in the Valrico/Dover area.

I think we spoke about this at the last meetup, but that $800k price point just has a limited buyer pool in this area.It may be worthwhile to talk to your listing agent about marketing the place in some unconventional ways, and also market it in areas outside of the Triangle such as Boston, San Fran, etc.

They are all adjacent to each other in a kind of triangle, on a corner.Their are not a lot of duplexes sold in the area, with prices all over the place, but I would put the ARV around 55-65k for the building with the two 1 bedrooms on the low end, and the two 2-bedrooms on the high end.

They (collectively) didn't think about, formulating a strategy, and implementing selling homes for (example) 'first time home buyers relocating for job reasons to this area with target priecs under $175,000 in areas 15 minute commute to RTP (Research Triangle Park) NC, with a garage, 3BR, and yard for the (future) kids'.
