Kodak was a industry "beast", a definitive "safe" investment, until it wasn't, and it went to trash in a flash.   

We need to optimize industries our areas offer or specialize in.My area has tons of fruit orchards and crypto / blockchain mining operations.  

If the laws are still concerning to you, then buy a commercial property, like an office or industrial property, in your area. 

They aren't looking for 10% returns and they probably love the idea of getting some cash legally out of Canada.I got into Costa Rica because of the country (it's awesome), what's happening to real estate prices there and in the US (they are nuts here) and the amount of development that's happening around Potrero, the technology advancements in the STR industry, proximity to the beach etc.

Networking is huge, so connect with others in the industry, and look for mentorship programs (there are some great ones out there).

The existing number of vacation rentals are so far over those caps that anyone who gets on the wait list today will likely wait 5-10 years before they're up for a permit.I do think this is the natural progression of what is still a relatively new industry.

Existing deals will instead be saved by NOI growth driven by rent growth--if you have the staying power to hold on long enough.Supply:  High deliveries remain today mostly because of "hang over" from projects that are taking longer to complete than developers (and industry analysts) expected. 

I think if the industry as a whole was a little more honest with it self and with market participants you might not have as many waiting for something that is not likely to happen in the short term. if you need a house, you need a house. but, if you think something will change in 6 months you might be able to hold on, but if it likely will not change in the near term you might just bite the bullet and buy. 

I’ve seen situations like this before..one old friend of mine in Austin had a few industrial buildings where the cash flow was decent but not dazzling, and he was itching for a way to ramp things up.
