Here are general details:-1st floor needs to accommodate approximate 55 parking stall for the 36 units-Parking will take up around 20,000sf of space-The remaining square footage of about 4,000sf can house elevator lobby, stairs, trash, electrical transform, commercial space etc.-36 allowed units at 850sf average size require about 30,000sf of building. adding the circulation and non-residential square footage pushes this number up to a total building of about 40,000sf.

There is the new elementary school, a new mall, new theaters, 3 new hotels (embassy suites, hampton inn, and forgot the 3rd one) and a bunch more development.  

Now culturally its lacking, Hamilton is just making its way to Detroit Theaters and it was popular 4 years ago.

Whether it’s because of the hotel lobby, politicians afraid of losing hotel occupancy tax revenue, or misguided liberals who think that the STR market lessens supply and raises rental costs for permenant tenants, these groups have been successful in getting municipalities to restrict STRs.

The Kirkwood hotel has a great happy hour and just the lobby can accommodate 50-100 people.

The organic lobby keeps pushing the anti-glyphosate agenda because glyphosate keeps non-organic grains much more profitable.

Besides finding a broker to help out, the other suggestion would be to go to the buildings and look on there pin boards usually in front of the lobby or sometimes in the laundry area, this is were you can sometimes find for sale by owners that may not be posted in other spots.

We just were looking for a place, in this absolutely gorgeous engineered community, with lakes, bike trails, 10 out of 10 schools, mall and movie theater within walking distance, trees, golf courses, underground wiring, all new building, etc. 

Why did they do this.. was it some sort of consumer fraud protection  IE they feel they needed to protect the public.. was it the NAR lobbying.. 

Mayan Theatre is a cool old movie theater showing indie movies and serving alcohol.
