Our plan currently is to get a piece of unrestricted land with utilities on it and put a tiny home on it and Airbnb it.

The close comp will be newer homes nearby: brand new 3/2 house with similar size (but 2000 sf tiny lot) is sold at $520k, rent $2800-2900; similar aged home with outdated interior is the area is rent at $2500-2600. 

We are looking to purchase unrestricted land and build a tiny home in 1-3 years, then a regular SFH for ourselves on the same land in 8-10 years.

I want to develop it into multiple tiny Airbnb rentals.

There are no other options to manage the property, and I can't fly to another continent to run a tiny farm!

People say the did all a flip with new floors, new bathrooms, paint and kitchen update for $35k.....thats what I got quoted to install new counter tops and cabinets in this tiny galley kitchen!!

I haven't shopped around yet, but I imagine an umbrella policy for the pool would increase costs.I do have a smallish home maintenance fund saved of about $20,000 so could sustain any unforseen expenses for a tiny bit. 

@Ian Ray I am currently struggling to get permitting approved for the tiny shipping container home I would like to build.

We can also pay this guy off for a tiny fraction of that price to get this done quickly. 

Tired of throwing away money in rent, I moved back to my tiny hometown and purchased a foreclosure property in need of major TLC.
