Some lenders will fund 100% of the deal + renovations if you are experienced.Wholesaling is possible but be mindful that it is a business, you don't make any money until you can persuade someone to sell their house and then to find a buyer.I personally think its easier to be an agent, still a business but there should be people teaching you and you have more of a reputation when talking to sellers.

I am not an accountant or tax professional so I would recommend talking to your account about what that means and maybe some strategies on how to reduce your tax liability

Talk with a CPA or read tax strategies (you may be able to save yourself some money).

Typically someone who was communicative turns distant, unresponsive, blows you off when you're trying to talk to them in person, and the tall tale sign of boxes in the hallway.

Best way to vet would be talk to a lot of them before you commit capital.
