I submitted the affidavit of continuous use executed by seller with each application and for one I was issued a billing statement for the back rental license fees, interest and penalties and for the other I was issued a refusal and had to seek a variance.

If you do decide to go with Home Depot, they have a bidroom they can put things through to potentially lower the full price, it's done through the Contractor Services Desk which only has limited hours- I don't recall if they need to attach an MHIC license to that in order to submit for bid.

Because I am a full-time college student and I work part-time I ask that the interested parties submit a rental application before I show the house, but many of them refuse to give a rental application unless they can see the house first.The criteria for what I look for in a rental application are as follows:Credit report: I look to see if they have had at least 90% or higher on-time paymentsBackground check: I look to see if they have ever been evictedJob and rental references: I look for a steady income and make sure they can afford it with what they make I also call their current landlord to make sure they have been a good tenant and confirm the information the tenant gave me.I currently have it listed at $1650/month with a 12-month lease.

Anyone else hear of passed legislation mandating the property managers in addition to property owners are now responsible financially for any repairs not done on properties, taxes not paid and rental certs not submitted/paid for, lead based paint fees/apps and required work, HVAC certs every year and proof utilities (water/sewer) as paid, and general compliance matters?
