Stop the BS. 

We are responsible for the mortgage as of January 1 - but it's come to our attention that they stopped paying it back In October 2024.

This stands true for any/every investment segment in existence; stocks, ETF's, business ventures.

And if the buyer defaults and stops paying, then you just foreclose on them just as any bank would foreclose on a buyer who stops paying.
