Great to hear the news about the duplex! 

The good news in Sandbridge is that the off-season is the best time to acquire a property out there and will give you a chance to get the property right before the next season starts. 

The good news is that if since it is being used for investment use, you could also qualify for a 1031 exchange and take advantage of the 121 exclusion.

I'd be happy breaking even just to get the equity on a building, especially since I'm currently renting - aka giving my landlord wads of cash every month to buy new sports cars.
